So tomorrow I am going to share our final house tour. I've got the place as good as it's going to get and am SO HOPEFUL that I can just sit back and live here for the last two years of Paul's residency. (We don't know where we are headed next, but we're 95% certain we'll be leaving San Diego and selling our place).

I was preparing the house tour post when my dad emailed me a link to the old listing for our house. For some reason this site hadn't been updated and the photos showed what things looked like in December 2012, before it was purchased and flipped (remodeled to sell quickly and never lived in). We don't know too much about the house before we moved in, but we do know that the owner who lived here previously was the original (only) owner of the house since it was built in 1961. We know that the guys who flipped it made the changes in under two months and we know that they paid $150K less than we did for the house (but we don't know how much they actual made on the sale). (I know it's awkward to talk money, but when I share the changes I think it might be helpful to have some concept of cost. Remember we live in San Diego and houses and not cheap.)

So. Do you want to see some crazy before and afters? These photos make me cringe a bit. And marvel A LOT.

The most interesting thing for me to see was that the whole space was already opened up. For some reason I had it in my head that they had taken down a wall, but it looks like nope. And the ceilings were already as is (which was probably a selling point).

Obviously that blue carpet had to go. But I'm impressed that they thought to add travertine tile up the fireplace. It makes a HUGE difference compared to that blue gray.

They did a lot to really open up those windows on the back of the house. And cleverly removed the bars on all the windows. (Yes, our house had bars on the windows.)

The kitchen is probably the craziest transformation. The new set up is all Ikea and while they kept the same layout it looks like a lot of counter top space was added.

The overhead cabinets were removed which makes a HUGE difference and the whole counter was pushed out it looks like about 4-5 feet. (Thank goodness.)

Here you can see it even better. That bar sticks out to the edge of the pantry (which was cleverly replaced and given a bit more depth – also from Ikea). The travertine floors make a big difference too.

This is my office. It looks like they just removed that big window hood, repainted (Benjamin Moore Athena is throughout the whole house) and replaced the carpets. It's crazy the difference for such minor changes.

And then the master bedroom had a bit more work. That whole wall around the closet was built out making it fit in a bit better. And the mirrors obviously help brighten up the space. All the bedrooms got a similar closet makeover.

Seeing this was insane. The outside (front) looked so crazy different too. I am relieved that someone aside from Paul and I made all these changes. I'm good at the "make a quilt" type DIY. Not so great at the "demo a kitchen" type DIY. And Paul's work schedule leaves little room for "re-tiling a fireplace" these days.

Interesting to see though, no? Thanks for letting me share.

    I love seeing changes like this! My fiance and I love watching all those home renovation shoes on HGTV.
    We currently live in the house we’re flipping. We’ve done the all new floors, paint, remodeling of all three bathrooms, new deck and more.
    Our next step is the kitchen.
    We plan on selling in a year or so and let me tell you, it is much better having someone else do all the work 😉

    This is INCREDIBLE!
    It’s crazy how big of a difference ‘simply’ (a term I use lightly because I know it’s hard work and can be expensive to go with a new flooring option) removing carpet from a space can make. I CAN’T WAIT TO BUY A PLACE for this EXACT reason (plus, I have young kids and carpet and young kids don’t go together well, what with all the dirt and sippy cup leaks).
    That kitchen before-and-after is just WOW. It’s very cool to see an Ikea kitchen in a real person’s home vs. just on the showroom or in the Ikea catalog – it really dispels the notion that it’s cheap and not durable.
    Since you first posted photos of this house way back when, I’ve been in love with those wood ceilings. That definitely hasn’t changed. This was SO COOL to look at!

    Love! Amazing how such small things like paint, can make such a huge difference. We are looking at installing the exact same IKEA vanity, sinks and faucets in the bathroom. Any issues? Dislikes? Likes?

    Wow! So amazing! My husband and I did a half-ass remodel on a 1940 home after watching way too much HGTV. We made so much progress before we actually moved in but once we were in there, everything really suffered under the ‘good enough’ mentality. In the end, it was still a dirty old house with some pretty make-up. I was so glad to get out of there!

    That is crazy! And so awesome! Was there a small fire on the cute blue carpet?! 😉 We are in the process of buying a house and while it’s not old or gross it’s not my taste, I am so excited to make it my own! Your house is GORGEOUS!

    The transformation looks awesome – well done flippers! Too cool that the old listing was still posted. In searching for new apartments on Craigslist, I’ve occasionally come across the listing for previous apartments I’ve livd in. It’s always such a weird time capsule/blast from the past.

    YES: interesting to see!
    Did you want to give the guys who renovated your home a HUGE hug when you saw the subway tile and cupboards in the kitchen?! Because I do… and I don’t even live there. What a transformation! But also really cool that they completely maintained the original structure (which was a GREAT starting point).
    How do you feel about carpet in the office? Would you prefer tile everywhere? Or is it kind of nice to step off of the cool tile onto something cozy while you’re working?
    I also really like Athena! We have Benjamin Moore cloud white throughout our home, but I find this color works really well with all of your windows.

    YES! Love seeing before and afters! My husband and I did a major renovation on our first/current home 11 years ago now (demo’d everyroom basically down to the studs type of major renovation) all while we lived in it! You definitely work harder and longer hours when you are sleeping on a mattress on the floor in the basement. But it is easier when it’s just the two of you and definetly helps that my parents are local and super handy themselves. Thank you so much for sharing – can’t wait to see how you added your decorative touch!!

    This is great–and makes me happy to know there are people out there flipping houses who actually think about the renovations/design decisions vs. slapping something new/cheap up to make it look good… for a while. This looks like a really long-lasting, well-thought out renovation!

    There’s not a whole heap that they changed but WOW the difference is immense! Crazy.
    I loved seeing this. We bought a fixer upper and sometimes it’s so overwhelming trying to figure out and envision what it’ll look like later. Seeing the minor, small differences in the structure of your kitchen and from the changing of a floor here and a closet wall there is inspiring.
    I’m really grateful that you shared, it makes me feel like our house is a little more doable.

    woah, what a change! What was up with that disgusting carpet? It’s amazing how much nicer, cleaner, and more open the whole front room+kitchen looks with a single flooring material.
    We bought a condo with a remodeled kitchen and I didn’t even notice until we moved in that it was all Ikea. At first I thought, ‘huh, Ikea?’, but now I don’t mind it at all. It’s functional and it definitely looks waaaay better than the original kitchen (which I get to see whenever another unit goes on sale!).
    Your house has great bones and now the inside looks great too. As long as the market doesn’t take a nose dive in the next couple years (knock on wood) I’m sure you’ll make a killing when you sell.

    we are really pleased with the ikea kitchen and bathroom. no issues at all after two years of use. I like how easy the bathrooms are to clean, it’s so smooth… no edges or bumps for grime to build up in. 🙂

    we do like the Ikea kitchen. I’ll talk about this more in the post tomorrow but the only thing I don’t love is the black countertops. They look good but are REALLY hard to keep clean. they show everything! The cabinets, drawers and pantry are working great!

    I know!! about 20% of the houses in our neighborhood STILL HAVE THEM. must have been a thing in the 60s? Or a dangerous neighborhood for awhile? It’s not something you would need now (obviously).

    you’ll see this in tomorrow’s post, but one of the changes we made was to put travertine tile in the office. I HATE CARPET, so ideally we would switch it out in every room, but it’s not cost effective for us right now.
    and yes! I never met the flippers but if I did I would hug them. They were so smart and made wonderful changes.

    Oh we hope so!! I stalk zillow to check the “z-estimate” all the time. so far we’re on the up. 😉
    and I hear you about Ikea! I had no idea until I was in the store and SAW my cabinets. LOL.

    That original carpet… the stains! What on earth?!
    When we bought our house in 2010, it looked a lot more like your before-before pictures. We’re coming up on 5 years and we have not accomplished nearly as much as I thought, because #whohastimeforthat. It took us fully 4 years to get rid of this crazy seashell bathroom sink: https://dl.dropboxusercontent.com/u/4201769/bathroom%20sink.jpg 4 YEARS, in our 1 and only bathroom.

    I am a firm believer that a little paint can make a world of difference! It looks like there were a lot of minor changes (and some bigger ones) and it always blows my mind what a clean and refreshed outcome those things can have on a slightly older home!     We are moving to South Africa later this year (God willing), and the house we’ve arranged to rent has bars on ALL the windows because of crime issues in the city. It’s one of the few things I dislike about the house!

    We had bars on the windows and back door in our old place. The whole time we lived there I was always so nervous there would be a fire and we’d get stuck in one of those rooms. It’s SO dangerous! Glad to see they aren’t they anymore on your place because they’re also horrible to look at 😉

    Loved seeing this post. We bought our complete junker of a house at the end of 2013. This far in we’ve made some major changes but with 3 kiddos, as someone else posted #howhastimeforthat. Our master bathroom has been gutted for a year and is not very close to being finished and we have yet to touch the kitchen but I’m hoping to get to that next. Seeing your kitchen before and after has given me some more motivation tho! I’m so stuck on cabinet colors. I feel like it’s a life or death decision but I JUST NEED TO DO IT.

    I love before and afters! I can’t wait for tomorrow’s post.
    My husband and I really wanted to buy a fixer-upper, just so we could inject ourselves into the house. This probably isn’t going to be our “forever” home, but it was so much fun to put in the elbow grease and make the changes to bring this up to a modern house– the people we bought it from bought it in the 80’s, but they didn’t do any updates from when they bought it– so it was 70’s decorating…. SO much wallpaper. SO MUCH. We spent a month after we bough the house but BEFORE we moved in stripping wallpaper and repainting.
    And, of course, being in the house 3+ years now, we are repainting. 😉

    This is SO interesting. I love a good before and after! My parents are just about to buy a house that we’ll be renting from them and we’re looking for somewhere that needs a lot of doing up. Luckily my Dad knows loads about the hardcore side of DIY things, as like you, my husband and I would be useless. Looking forward to seeing your full house tour, and I can’t wait to be sharing my own before and afters one day!!
